Past the reach of Fitzgerald's sewer lines, a home needs its own septic tank and drain field. That goes for a new house out in Ben Hill County or a mobile home on a rural lot. Around Fitzgerald, sandy high ground can sit a short drive from wet creek bottoms, and the soil shapes the system. Georgia's rules also require a county septic permit before the system goes in.
Southern Grind Solutions handles septic tank installation for new houses and mobile homes across Ben Hill County. Fitzgerald is part of our service area, and Broxton sits at its center, about 25 road miles to the east. We also clear land and tear down old buildings in and around town. USDA soil survey maps show Tifton and Fuquay loamy sands on much of the higher ground near Fitzgerald. Both soils are well drained. Two to six feet down, though, water moves slowly, and the survey counts that against a drain field.
Low ground near the creeks is wetter. Soils there, like Alapaha and Plummer, are poorly drained, and some of that ground floods. The water table in those spots can rise to within about 6 inches of the surface.
The soil survey rates most soils around Fitzgerald as limited for drain fields. That is why the county's soil evaluation decides the system for each lot. Some sites need fill brought in for the drain field design. The county health office certifies that fill.
The Ben Hill County Health Department in Fitzgerald handles septic permits through its environmental health office. It is part of the South Health District of the Georgia Department of Public Health.
The county's posted steps start at the Ben Hill County Building and Zoning office. There you get the address verified and the zoning approved. The paperwork includes a recorded plat of the property. It also takes a floor plan of the home and a site plan.
If you will not meet the health official at the lot, the county requires marked property lines. It also requires a staked home site. Georgia's rules say no one may cover a septic system until the county inspects it and approves it in writing.
Fitzgerald began in the 1890s as a colony town for Union veterans, and the Colony City nickname stuck. The historic town is a square grid, 16 blocks by 16 blocks. Many houses in that old grid date to the 1930s or earlier and sit on small lots.
Census estimates put the median build year for a Fitzgerald home at 1971. About 15 percent of the city's homes went up before 1940. The new joint plan for Fitzgerald and Ben Hill County calls for removing more blighted old homes. It also calls for cleaning up abandoned homes and lots.
When an old house or barn has to go, we handle the demolition and the debris cleanup. That covers sheds and outbuildings on small in-town lots too. A lot gone to brush can be bush hogged or cleared.
Census estimates show about one home in five across Ben Hill County is a mobile home. Inside Fitzgerald, it is about one in 13. The county's rural zoning lets a home use its own well and septic system with health department approval.
The joint plan maps most rural residential land along the main roads into Fitzgerald. A wooded site there may need land clearing before anything else. We can then build the mobile home pad and install the septic system on the same job.
Timber and cotton are among Ben Hill County's major crops. On hunting land and timber tracts, forestry mulching turns the underbrush into mulch and leaves it on the ground.
